Current Proposal for Development

Vision McMillan Partners, LLC jointly filed a planned unit development application on November 22, 2013 with the Office of the Deputy Mayor for Planning and Economic Development. This project will comprise five general types of development: 1) medical offices with retail on the ground floor, 2) multi-family rental residences with retail on the ground floor, 3) townhomes for purchase, 4) a park, and 5) a community center. All total, this project will create 2,071,700 square feet of new development and reach up to a height of 130 feet. 2,742 parking spaces are proposed. The Traffic Impact Study indicates that the project will generate approximately 1,895 new trips to and from the site during peak morning rush hour (7:45 to 8:45 AM) and 2,061 new trips to and from the site during peak evening rush hour (4:45 to 5:45 PM). This study only presented the vehicular traffic during those one hour periods. The three other master plans reflected in this impact study were the VA Medical Center, Howard University Campus, and Armed Forces Retirement Home. The Traffic Impact Study indicates that these three projects will generate approximately 3,325 new trips to and from the site during peak morning rush hour (7:45 to 8:45 AM) and 4,297 new trips to and from the site during peak evening rush hour (4:45 to 5:45 PM). When coupled with the McMillan project, the Traffic Impact Study estimates 5,220 new trips during peak morning rush hour and 6,358 new trips during peak evening rush hour.
